The Property has primary frontage along the south right of way of Roosevelt Avenue with additional frontage along two side streets. The subject is rectangular in shape with 471+/- feet of frontage along Roosevelt Avenue. The subject property consists of three buildings, totaling the 84,575+/- sf. The primary improvements occupy 4.56+/- acres of the site where the remaining 2+/- acres fronting Roosevelt Avenue are considered excess land. The building improvements do not support the highest and best use of the site, as this area is zoned as an Industrial District.
